EICRs & Electrical Testing
An EICR is a full inspection and test of the fixed wiring, ending in a report that says whether the installation is satisfactory and lists anything that is not, coded by how serious it is. Landlords in England need one at least every five years and at the start of a new tenancy. Homeowners and buyers usually want one because nobody has ever checked, or because a survey suggested it.
The value of the report depends entirely on how honestly it is coded. A report that codes everything harshly generates unnecessary work; one that codes everything softly is worthless. We code what we find, explain what each item actually means for you, and separate what genuinely must be done from what is simply worth knowing.

How much does an EICR cost?
Across Leeds an EICR is typically £120 to £250 for a house or flat, with larger properties and HMOs above that. We give you a fixed price before we start, and the report is yours whatever it says.
How often do I need one?
Rented homes in England need an EICR at least every five years and at the start of each new tenancy. For an owner-occupied home the usual guidance is every ten years, or when you buy.
What happens if it comes back unsatisfactory?
The report lists exactly which items caused that and how serious each one is. We will explain what genuinely needs doing and quote for it if you want, with no obligation.
How long does an EICR take?
A typical house is a few hours to most of a day depending on the number of circuits and how accessible everything is. We will give you a realistic window when you book.
