Do Landlords Need an EICR Every Five Years?

Yes. If you let a home privately in England you must have the electrics inspected and tested by a qualified person at least every five years, hold a satisfactory report and give a copy to your tenants. New tenants get it before they move in, existing tenants within 28 days of the inspection and the council within seven days if they ask. If the report is unsatisfactory the remedial work has to be done within 28 days or sooner if the report says so and you need written confirmation it is done.

In practice that means every rented house in Leeds needs an EICR on a five-year cycle and a quick check that the last one is still in date whenever a tenancy changes. We carry out EICRs for landlords across Leeds, from single lets in Garforth and Kippax to portfolios in Headingley and Horsforth. Across Leeds an EICR is typically £120 to £250 for a house or flat and several properties get a rate agreed for the whole set. You get the report the same day and a reminder when the next one is due.

Five years or sooner

The report itself can set a shorter interval if the installation is in poor condition. Most are five.

Your questions, answered

What if my tenants have been in for years and I have never had one?

You need one now. The requirement applies to all existing tenancies, not just new ones. Book it, give the tenants a copy and you are back in line.

Does the rule apply to HMOs and student lets?

Yes. HMO licensing may ask for the report separately. A shared house in Headingley or Horsforth needs the same five-year cycle as any other let.

What are the penalties for not having one?

Local councils can fine landlords for non-compliance and an unsatisfactory or missing report can affect your insurance and any possession claim. It is a small cost to avoid a large one.
